Replace the Rotten Boards

Obviously, the best solution for rotten or damaged siding is just to replace it. This is what we recommend here at Elite Pro Painting, and we will even do it for you! Although, depending on the type of siding you have, this could be expensive. Here is a list of common siding types with their average costs per square foot:
- Vinyl: $2 to $9
- Hardie: $1 to $6
- Aluminum: $2 to $7
- Wood: $6 to $12
- Fiber Cement: $3 to $13
After seeing this comparison, you may be thinking about how expensive it will be to replace your siding. At Elite Pro Painting we understand this concern, but think of it this way:
If you decide not to replace the rotten boards before painting, that will allow water to make its way into the rest of your siding. This will then cause the paint you just applied to fail and then you’re right back where you started within a year. A painting project has the potential to last up to 7 years under the right circumstances. To pay the “premium” up front and do things the right way will in turn save you much more money in the long run. This is especially worth considering when it comes to wood siding as it rots the fastest.
Siding Repair Process
What IS the right way to replace siding? At Elite Pro Painting we think we have it figured out. The difference between us and other contractors is that we prime all four sides of any board that we install. The reason that siding gets rotten in the first place is water intrusion. Priming all sides of the board makes sure that water cannot intrude which would cause it to rot all over again. Once all the rotten boards are primed and replaced, we give the house a power wash and prepare to apply paint.
Painting Process
Before we begin painting your siding, we will check the condition of the existing paint on your home. If we see flaking, flagging or peeling, there is some work to do:
First: We scrape away all failing paint. Painting over this would be redundant as paint needs a clean and sturdy surface to adhere to.
Next: A latex primer is applied to the areas that were scraped. Elite Pro Painting prefers to use Peel Bond from Sherwin-Williams. This product works the best when applying paint to these types of surfaces.
Finally: We protect your surroundings with paper and plastic and begin our two-coat painting process. This technique provides full coverage to your siding while eliminating flashing and wasted time.
